Redevelopment without displacement

A redevelopment done well brings every household home to a better building. It rests on two things: transit rent that arrives on time, and a building delivered as promised.
  • Transit rent paid monthly, in advance, for the full construction period
  • Transit accommodation sourced within one kilometre wherever the market allows
  • Member agreements drafted before design freeze, not after
  • Rehab carpet area guaranteed in writing and verified at handover

Specification is where a developer's real position shows. Ours is set by the people who will still be answering the phone in fifteen years.
  • Structural design to seismic zone III with an independent third-party check
  • Waterproofing and services specified above code, not to it

Water, waste and the ground plane

Mumbai buildings sit on a water table and a drainage system that cannot take much more. Ours are built to take less out and put less back.
  • Sewage treatment with full recycling for flushing and landscape
  • Rainwater harvesting on every project since 2016

  • Construction debris segregated and routed to authorised recyclers

The people who build it

The site workforce is the part of this industry that gets counted last. We count it first.
